During October 2019, thirty-four (34) homes sold in Wasco County, ranging in price from a low of $24,900 to a high of $762,000. The average sales price for homes sold in Wasco County was $301,100 with a median sales price of $259,000. The average square footage of the sold homes was 1,662 square feet, with a median of 1,586 square feet. The average Days on Market (DOM) was 93 days, with a median DOM of 31 days. The average DOM was impacted by five (5) home sales exceeding 300 days before they sold. Excluding these long DOM homes, the average DOM was 45 days and the median was 28 days. Homes sold for an average of 6.1% less than list price.
There were 25 homes sold in The Dalles with an average sales price of $275,200 and a median sales price of $248,000. The average DOM was 91 days with a median DOM of 30 days. Excluding 4 homes which were on the market over 300+ days, resulted in an average DOM of 41 days and a median DOM of 25 days.
There were 5 sales in Mosier in October 2019. The Mosier average sales price was $501,500 with a median sales price of $567,000. The average DOM was 121 days and a median DOM of 30 days. Excluding the one home which was on the market 466 days, resulting in an average DOM of 34 days and a median DOM of 25 days.
Southern Wasco County saw four (4) home sales in October 2019; 2 in Tygh Valley ($130,000/27 DOM and $355,000/31 DOM), one in Wamic ($255,000/132 DOM), and one in Maupin ($110,000/94DOM).
For Wasco County this was the sales activity breakdown by price range for October 2019:
- Under $100,000 - 2 homes sold, DOM of 10 days
- Between $100 - $200,000 - 5 homes sold, average DOM of 110 days
- Between $200 - $300,000 - 13 homes sold, average DOM of 28 days (43 DOM when excluding 377 DOM home)
- Between $300 - $400,000 - 8 homes sold, average DOM of 83 days (49 DOM when excluding 321 DOM home)
- Between $400 - $500,000 - 2 homes sold, DOM of 56 and 337 days
- Between $500 - $600,000 - 2 homes sold, DOM of 30 and 466 days
- Between $600 - $700,000 - 1 home sold, DOM of 364 days
- Between $700 - $800,000 - 1 home sold, DOM of 75 days
It is interesting to note that 21 of the home sales fell within the $200-$400k sales range, which is a similar number of sales in this price range during September 2019. October 2019 saw more sales activity (8 more homes sold) with a wider sales range.
